The Garth, North NorfolkThe Garth is a lovely Georgian house overlooking the Staithe in Burnham Overy, North Norfolk and is available
for holiday rentals throughout the year. The house has been recently and lovingly refurbished to a very high standard and is in a
wonderful location for holidays and weekend breaks all year round with stunning views across the marshes and out to sea. The peaceful
and enclosed gardens back onto Overy Staithe Sailing Club and there is pedestrian and boat access onto the Staithe. The Garth is very
comfortable and the location and layout of the house make it perfect for families.
The accommodation has four bedrooms and three bathrooms.
Ground Floor
On the ground floor you will find an entrance hall leading to a Kitchen/Dining Area which is a spacious room with a newly fitted,
well-equipped kitchen with dishwasher, fridge, Smeg range cooker, microwave, arch through to large dining area with table and 10
chairs and an open working fireplace.
Also on the ground floor is a Utility Room with a washing machine, tumble dryer and an American fridge-freezer.
The Sitting Room has an open working fireplace, comfortable sofas and TV whilst the
Children's TV Room has a Sofa bed and TV/Video. There is also a Play Room with sofa, TV/Video/DVD.
A handy Shower Room is also on the ground floor and consists of: Power Shower, WC and hand basin.
First Floor
The first floor has white painted floorboards throughout and comprises the following:
Bedroom 1: Double bed, bedside tables and lamps, wardrobe, chest of drawers, ornamental fireplace and en-suite bathroom: bath,
WC, hand basin, heated towel rail.
Bedroom 2: Twin beds ideal for children, beamed ceiling, clothes storage.
Bedroom 3: Large room with twin beds, bedside table and lamp, built-in cupboard, ornamental fireplace, chest of drawers.
Bedroom 4: Two sets of full-size bunk beds, storage boxes, beamed ceiling.
Bathroom: Bath with shower over, WC and hand basin. Separate WC and sink.
The house has oil-fired central heating.
High chair and 2 travel cots are available.
Outside you will find large enclosed gardens to the front and rear of the house, with a spacious shingled parking area at the
front of the house. There is also an out-building with a table tennis table and garden furniture. Rear lawned garden with access
to the Staithe and sea views. Dogs are welcome providing they stay in the utility room.
